Chapter 7: The Loan That Could Cost Them Their Home
Daniel read the loan agreement a third time, hoping he'd misunderstood the legal language.
He hadn't.
The document stated that an $85,000 loan had been approved against the equity in his home. His name appeared beneath the borrower's declaration, and a signature bearing an uncanny resemblance to his own sat beside it.
At the bottom, a line identified the property securing the debt.
His house.
The house his father had helped him save for. The house where he'd watched Ethan take his first steps. The house he'd promised Evelyn would always be a place where she could feel safe.
Daniel placed the agreement on the desk.
"Vanessa, tell me this isn't real.""
His wife stood by the door, crying silently.
"I can explain.""
"Then explain.""
She wiped her cheeks.
"Your mother needed more care than we expected. I thought we would have to make changes to the house eventually, and Patricia said she knew someone who could arrange a loan.""
Daniel stared at her.
"My mother had nothing to do with this loan.""
"I know.""
"Then why are you using her as an excuse?""
Vanessa's shoulders sagged.
"I was trying to solve several problems at once.""
"By forging my signature?""
"I didn't forge it!""
She said it so quickly that Daniel almost laughed.
He pushed the agreement toward her.
"Then explain why I have no memory of signing it.""
Vanessa looked at the paper.
"Patricia handled the paperwork. She said you could authorize everything electronically.""
"Did I?""
"No.""
"Did I give her permission to use my identity?""
Vanessa didn't answer.
Daniel rose from his chair.
"Who approved this loan?""
"I don't know the man's full name.""
"Where did the money go?""
"Patricia said she needed it for an investment.""
"What investment?""
"I don't know!""
Daniel slammed his palm against the desk.
"Stop saying you don't know! You took money from my mother, borrowed money in my name, and used our house as collateral. You must know something!""
Vanessa recoiled.
Evelyn, who had remained quietly beside the desk, placed a hand on Daniel's arm.
"Sweetheart.""
He looked at her and immediately lowered his voice.
"I'm sorry, Mom.""
She squeezed his hand.
"I know you're angry. But we need to find out what happened.""
Her calmness made him feel even worse.
She was the person who had been mistreated, yet she was still trying to keep everyone from falling apart.
Daniel took a breath and returned to the agreement.
A lender's name appeared on the first page, along with an account number and a telephone number.
He photographed the document and called the company.
After navigating several automated menus, he reached a loan officer named Martin.
"Good evening," Daniel said.
"My name is Daniel Carter. I need to dispute a loan issued against my property six months ago.""
"Certainly, Mr. Carter. Can you provide the application reference?""
Daniel read the number.
There was a pause.
"Thank you. I'm reviewing the file now.""
Daniel waited, gripping the phone.
Then Martin returned.
"Mr. Carter, the application was approved using electronic identification and supporting property documents. Our records show that the funds were transferred to a business account.""
"Whose business account?""
"I'll need to verify your identity before discussing the recipient details.""
"I am verifying my identity. I never applied for this loan.""
Martin's tone changed.
"Are you saying the application may have been submitted without your authorization?""
"Yes.""
"Then I recommend that you submit a formal fraud dispute immediately. I'll flag the account for urgent review, but I cannot guarantee that any enforcement action will be suspended until our investigation is complete.""
Daniel closed his eyes.
"What happens to my house while you're investigating?""
"That depends on the loan terms and the findings. I recommend obtaining independent legal advice as soon as possible.""
Daniel thanked him and ended the call.
Vanessa was watching him.
"Did they say they'll cancel it?""
"No.""
Her face crumpled.
"Daniel, please. We can work this out.""
He looked at her.
"How?""
"I'll pay you back.""
"With what money?""
She had no answer.
He gathered the agreement, photographed every page, and sent copies to a secure email account. Then he contacted a solicitor whose number he'd saved years earlier when handling his father's estate.
The solicitor, Rebecca Shaw, answered after two rings.
"Daniel? It's late. Is everything all right?""
"No. I think my wife has taken out a fraudulent loan against my house.""
Rebecca went silent.
"Are you certain?""
"I have the agreement in front of me. I didn't sign it.""
"Don't confront anyone further until we've preserved the evidence. Send me the documents. I'll review the immediate risks first thing in the morning, and if necessary, we'll contact the lender's fraud department directly.""
Daniel glanced at Vanessa.
"Someone may have used electronic identification to submit it.""
"Then we need to determine precisely what was submitted, how the identity checks were completed, and whether any property registration has occurred. Don't assume the house is already lost. But don't ignore this, either.""
For the first time that night, Daniel felt a small measure of control returning.
After the call, he turned toward Vanessa.
"Where is Patricia now?""
"I don't know.""
"Call her.""
Vanessa shook her head.
"She won't answer me.""
"Try.""
With trembling fingers, Vanessa dialed her mother's number and put the phone on speaker.
Patricia answered almost immediately.
"Vanessa? What happened?""
Daniel leaned toward the phone.
"This is Daniel. We need to talk about the $85,000 loan.""
Silence.
Then Patricia said, "I told you not to involve him until we had everything settled.""
Daniel's eyes narrowed.
"Everything settled? You used my name to borrow money against my house.""
"I didn't use your name. Vanessa handled the application.""
Vanessa stared at the phone.
"Mom, you said it was a temporary arrangement!""
"It was.""
"You said the money would go into an investment account!""
"It did.""
"Then why are you telling Daniel I handled everything?""
Patricia's voice sharpened.
"Because you did handle it! You sent the documents, you completed the application, and you told me your husband wouldn't notice.""
Daniel felt his stomach twist.
He had hoped Patricia might deny everything, giving him a clearer picture of what had happened.
Instead, he was listening to two people blame each other while discussing the destruction of his financial security.
"Where is the money now?"" he demanded.
Patricia ignored him.
"Vanessa, you need to stop panicking. The investment was supposed to return a profit by now, but the market has been difficult.""
"What investment?"" Daniel asked again.
Patricia finally addressed him.
"A private property development.""
"Name it.""
"I don't have to explain my finances to you.""
"You used my house to secure the money. You absolutely have to explain.""
Patricia gave a cold laugh.
"You should be grateful Vanessa was trying to improve your family's future. You spend every day at work while your wife handles the home. She deserves some financial independence.""
Daniel stared at the phone.
"Financial independence doesn't mean stealing from my mother.""
"Oh, don't be dramatic. Evelyn has a pension. She'll survive.""
Evelyn, standing beside him, closed her eyes.
Daniel saw her expression and felt his anger harden into something more focused.
"Do not contact my mother again. Do not enter this house. Any further communication about the money can go through my solicitor.""
Patricia's voice rose.
"You can't keep me away from my daughter!""
"That is between you and Vanessa. But you will not come here and frighten my mother again.""
He ended the call.
Vanessa sank into the chair.
"She's going to blame everything on me.""
Daniel looked at her.
"She already has.""
For several seconds, Vanessa stared at the floor.
Then she said, "There's another document.""
Daniel's hands went still.
"What document?""
"A deed.""
He slowly turned toward her.
"What do you mean, a deed?""
Vanessa swallowed.
"Patricia said the lender needed additional security. She told me to prepare paperwork showing that the house could be transferred if the loan wasn't repaid.""
Daniel felt the blood drain from his face.
"You prepared a deed transferring my house?""
"I didn't think it would be used!""
"Did you sign it?""
Vanessa began shaking.
"I signed as a witness.""
"To what?""
She looked at him with terrified eyes.
"To your signature.""
Daniel stared at her.
Then he understood.
The loan agreement hadn't merely used his name.
Someone had created a second document intended to make the entire transaction appear legitimate.
"Where is that deed?"" he asked.
Vanessa shook her head.
"Patricia took it.""
Daniel immediately called Rebecca again and explained what he'd learned.
His solicitor's response was firm.
"Preserve every message, email, and document you have. Don't sign anything else. I'll need to establish whether any transfer or charge has been registered against the property, and we'll take urgent steps to challenge anything unauthorized.""
Daniel thanked her.
Then he looked at his wife.
"You are going to tell Rebecca everything.""
Vanessa nodded weakly.
"And you're going to give her every document, every message, and every password connected to these transactions.""
She looked up.
"Will you forgive me if I do?""
Daniel couldn't answer.
He thought of his mother eating cold scraps in her bedroom. He thought of Ethan watching his mother threaten his grandmother. He thought of the signature on the loan agreement.
Then his phone vibrated.
A message had arrived from an unknown number.
*Mr. Carter, this is Patricia's business associate. Your wife may not have told you the entire truth about the property agreement. If you want to save your house, you need to see the original document before tomorrow morning.*
A second message followed.
It contained a photograph of a signed legal document.
Daniel enlarged the image.
At the top was the name of his property.
At the bottom was his signature.
And beside it, written in dark blue ink, was the name of the person who had supposedly witnessed him sign.
*Evelyn Carter.*
Daniel looked toward his mother.
She stared at the photograph, trembling.
"I never signed that," she whispered.
May you like
The message ended with one final line.
*Ask your wife why she needed your mother to disappear before the transfer could be completed.*
