Chapter 2: The Deed in the Lawyer's Office

At 9:45 the following morning, Marcus arrived at Reeves & Cole Legal.

The office occupied the top floor of an old downtown building, overlooking a busy street lined with banks and expensive restaurants.

Arthur was already waiting in the conference room.

He wore his usual brown shoes, pressed trousers, and a clean white shirt. Beside him sat a silver-haired attorney carrying a thick leather folder.

“Marcus,” the attorney said, standing to greet him.

“I'm Daniel Reeves. Your father and I have known each other for many years.””

Marcus shook his hand.

“What's this about a deed?””

Daniel looked at Arthur.

Arthur nodded.

Daniel opened the folder and removed several documents.

“Your grandfather, Samuel Bennett, purchased a substantial amount of land outside the city in 1968. At the time, the area was mostly farmland.””

Marcus glanced at the first page.

“How much land?””

“Approximately forty acres.””

Marcus frowned.

“Forty acres?””

“Yes. The property includes the land surrounding the old Bennett Mill, extending toward the river.””

Arthur stared at the table.

“My father bought it when nobody else wanted it,” he explained.

“He believed the city would eventually expand in that direction.””

Daniel turned another page.

“Your grandfather transferred the property to Arthur before his death. However, certain ownership records were misplaced during a county records office relocation decades ago. A recent title investigation uncovered the original deed and several supporting documents.””

Marcus looked at his father.

“You've owned forty acres all this time?””

Arthur nodded.

“Technically, yes.””

“Why didn't you tell me?””

“Because I never wanted you growing up thinking land made a man important.””

Daniel cleared his throat.

“There's another matter.””

He placed an appraisal report on the table.

The current estimated value of the property was eight million dollars.

Marcus stared at the number.

Then he looked at the attorney.

“Eight million?””

“Based on recent comparable land sales and the property's development potential,” Daniel explained.

“That figure is an estimate, not a guaranteed sale price. But the property is exceptionally valuable.””

Marcus leaned back.

His father, the man Nia considered an embarrassment, owned land worth eight million dollars.

But the revelation didn't make Marcus happy.

It made him uncomfortable.

“Dad, why now?””

Arthur rubbed his chin.

“Because someone has been asking questions about the property.””

Daniel opened a second folder.

“Three weeks ago, a representative of Whitmore Development Holdings contacted the county regarding an acquisition inquiry.””

Marcus froze.

“Whitmore Development?””

Daniel nodded.

“Your fiancée's family company.””

The room seemed to shrink.

Arthur continued.

“They wanted to know whether the property was available for purchase. I didn't give them an answer.””

Marcus stared at the documents.

“Does Nia know?””

“I don't know,” Arthur replied.

Daniel slid another document toward him.

“This is a preliminary acquisition proposal. It appears the Whitmore family intends to develop a commercial complex and distribution center on the adjoining land. Your father's property is strategically positioned between their existing holdings and the proposed access road.””

Marcus read the proposal.

The Whitmore family wasn't simply interested in the land.

They needed it.

Without Arthur's property, their development plan would be significantly more difficult and expensive.

Suddenly, Nia's wedding ultimatum looked different.

Marcus thought about the way Evelyn had emphasized the investors. The way Nia had insisted that the wedding was bigger than his feelings.

“Dad, did they know who owned this land?””

Arthur shook his head.

“Perhaps they thought it belonged to an estate company. I haven't advertised it.””

Daniel closed the folder.

“There is something else you should know. Whitmore Development's financial position appears unstable. Their most recent public filings indicate substantial debt.””

Marcus looked up.

“How unstable?””

“Enough that the proposed development may be essential to their refinancing strategy.””

Arthur slowly removed his glasses.

“So that's why they've been so eager.””

Marcus felt a cold sensation settle in his stomach.

His future in-laws were struggling financially.

And the land they desperately needed belonged to the man they wanted hidden from their wedding photographs.

At ten fifteen, Marcus arrived at the Whitmore mansion.

Evelyn was waiting in the dining room with several folders spread across the table.

Nia sat beside her, scrolling through her phone.

“Finally,” Nia said without looking up.

“We need to settle something.””

Marcus pulled out a chair.

“What business matters?””

Evelyn smiled.

“Nothing too complicated. We are restructuring some assets, and your name might be useful for a few administrative arrangements after the wedding.””

Marcus glanced at the documents.

One was a proposed financial guarantee.

Another concerned the transfer of certain business interests.

“Why would my name be useful?””

Nia finally put down her phone.

“Because you'll be part of the family.””

“That's not an explanation.””

Evelyn pushed a document toward him.

“Marcus, Whitmore Development is preparing for an important expansion. The bank wants additional security before approving the next stage of financing.””

Marcus read the first page.

His expression tightened.

They wanted him to sign as a personal guarantor.

He turned the page.

The projected liability was nearly two million dollars.

“Are you asking me to personally guarantee your company's debt?””

Nia sighed.

“It's temporary.””

“Temporary according to whom?””

Evelyn folded her hands.

“We're discussing a family partnership. Your future wife will have a significant position in the company. Surely you want to support her.””

Marcus placed the papers back on the table.

“I'd need an independent lawyer to review this.””

Nia's face changed.

“You don't trust me?””

“I don't sign documents I don't understand.””

Evelyn exchanged a glance with her daughter.

Then she leaned forward.

“Perhaps there's another way. We understand your father may own some land in the development area.””

Marcus went completely still.

“How do you know that?””

Evelyn's smile disappeared.

For several seconds, nobody spoke.

Then Nia slowly turned toward her mother.

“Mom, you said you weren't going to bring that up yet.””

Marcus looked between them.

“Bring what up?””

Evelyn closed the folder.

“Your father should have contacted us before involving lawyers.””

Marcus felt his stomach tighten.

“You knew about the deed?””

Evelyn stood.

“Marcus, your father's land could save our company.””

Nia reached for his hand.

“Baby, let's not turn this into a problem. We can work something out.””

Marcus pulled his hand away.

“What exactly were you planning to work out?””

Nia looked at her mother.

May you like

And Evelyn, perhaps realizing she had already revealed too much, said the one thing that made Marcus question everything.

“Ask your fiancée why she has been arranging meetings with our bankers without telling you.””
